TurboTenant has built a sticky free tier that covers 80% of what a 1-10 unit landlord needs: rental listings syndicated to Zillow, tenant screening, online applications, and ACH rent collection.
The Premium plan unlocks unlimited leases, faster ACH, and an AI lease builder that produces state-specific leases in minutes. For most small landlords this is the cheapest legitimately useful tier in the market.
Where it falls short: there is no proper accounting module, so Schedule E season requires exporting to a spreadsheet. The mobile app also trails DoorLoop and Buildium for landlord workflows.
