RentCast solves a different problem from the rest of this list. It does not collect rent or sign leases. What it does is tell you what to charge before you list, by giving you instant rent estimates, comp sets, and historical trend data for any US address.
The free plan covers occasional lookups for a small portfolio. Pro at $12/mo annual unlocks unlimited estimates, market trend reports, and the rent-alert API that monitors competing listings in your area.
Limitations are clean: data tool only, US market only, no Canadian or international coverage. If you operate in the US and you set rents by guessing what your neighbour charges, RentCast pays for itself in the first comp run.
